KING Bed at Brand New Orange St Boutique Hotel 9

Will absolutely be back! Positive: This property is our favorite place to stay in Hot Springs. It’s our 3rd time to stay here, and it’s exceptional every time! Close to downtown, super comfortable bed, great location, and the staff reached out multiple times to make sure we were enjoying our stay! 10/10 from me every time.

Good for the price. Excellent location. Positive: Location and facilities were exceptional. Very good for the price. Negative: Quiet hours were not respected and we had trouble sleeping both nights with loud guests in the next room.

Clean room, nice bed, sparse amenities, but perfect for our needs. Positive: Very clean, ample parking, walking distance from downtown and national park attractions. Host provided easy to follow instructions about parking, door locks/codes, etc. Negative: Walls are paper thin and even though there are signs posted about quiet at 10 pm, we had very loud, impolite neighbors the first night. The toilet tank in our bathroom was loose and shifted every time it was used.
